I want to go see homes, can you take me?

Effective August 18th 2024, a new law in the real estate industry has been passed that all prospect clients will have to enter in a representation contract with a Realtor in order to see homes unless its an open house they are not required to. 

I need a realtor, how do i start?

Reach out to me via email, phone, or fb to schedule a consultation in person or virtual. I will guide you through all the steps needed from start to finish.

How much can I afford?

This depends on your income, current debts, credit score, and the amount you can put down as a deposit. Your lender will provide you with a pre-approval letter outlining how much you qualify to borrow.

What do lenders look for in loan qualifications?

Prerequisitions:

  1. 620-650+ credit score to qualify for most down payment programs and mortgage loan.
  2. FHA min score is 580 with no down payment assistance -come with a higher interest rate.
  3. 2 years continuous working history,  permanent hired, and no large gaps in employment.
  4. Current on your latest tax
  5. If you lost a job due to covid, FHA allows 6 months of direct hire to be counted.
  6. If you filed bankruptcy, you need to wait at least 2 years after case closed.
  7. A debt-to-income ratio 43-50% 

What’s the difference between pre-approval and pre-qualification?

Pre-qualification is an estimate of what you might be able to borrow based on information you provide. Pre-approval is a more in-depth process where the lender verifies your financial information and gives you a firm number on what they’re willing to lend.

I don't have a lender can I use anyone or can I use yours?

I do have my own lenders I use, but you can work with any lenders as long as they met your requirements. Some down payment assistance programs are offered by specific lenders only and not all lenders can do them.

What Documents are Required for a Pre-approval?

  1. 2 months of bank statements.
  2. 1 month of paystubs.
  3. 2 most recent years of tax filed with W2's - no owed back taxes.
  4. 1099 Business owners 2-3 years of taxes.

What is the down payment requirement?

 The down payment typically ranges from 3% to 20% of the home’s purchase price. There are also programs available that allow for lower down payments, such as FHA loans. I can guide you through the options.

What type of home loans are used to buy homes ?

  • Conventional - 3% down required
  • FHA - 3.5% down required
  • VA loan- 0% down
  • USDA Loan /Rural Development Home Loans - 0% down

Is there down payment assistance available for first-time homebuyers?

 There are many down payment assistance programs available for first-time homebuyers. Reach out to me to help connect you with one of my lenders to get started.  Down payment assistance qualifications are usually a 620+ credit score - most prefer a 650+ score. 

What are closing costs, and how much will they be?

 Closing costs cover expenses such as lender fees, title insurance, home inspections, and taxes. These usually range from 2% to 5% of the home’s purchase price. Your lender can provided a more  accurate estimate based on your purchase. 

What additional ways can help pay for buying a home?

  1.  Asking seller to help pay some closing cost​.
  2. Gift of funds from relatives - work with lender.

How long does it take to close a house?

  • 30-45 days for traditional but some can take up longer depending on circumstances after an offer is accepted.
  • rent-to-own can be up to 45 days.

What is earnest money?

 Earnest money is a deposit you put down to show the seller you’re serious about buying their home. It’s typically 1% to 3% of the purchase price and is applied toward your down payment or closing costs if the deal goes through. 

Do you help with relocation for buyers?

Yes, I do help with buyers who are relocating from out of state due to work or just wanting a fresh start. 

Do you do rentals or rent-to-own?

I do not do rentals, but I do rent-to-own. I have a partner program I use if that is a route for buyers who are not ready yet. The process is similar to buying a house giving you up to 3- 5 years to buy the home if the offer is accepted.

 Requirements:

  1. Verifiable income $40k+
  2. TransUnion Classic 08 score of 620+
  3. No open chapter 7 bankruptcy
  4. No disqualifying criminal history
  5. Application fee $75 (subject to change in future)
  6. DTI 40/50%

Do I Have to sell and then buy first?

Every situation is unique. Some clients prefer to sell first, while others choose to buy before selling. Whichever path you decide, with a consultation, I'll assess your options and find the best approach based on your specific circumstances.

Do you work with out of state sellers?

Yes, I work with out of state sellers. 

Do I need to make repairs or renovations before selling?

 Minor repairs and updates can increase your home’s appeal and value. I will advise on which updates could offer the best return on investment, but not all repairs are necessary to sell. 

How do I determine the right listing price for my home?

 The listing price is based on a combination of factors, including the current market conditions, recent comparable home sales in your area, and your home's unique features. I will provide a Comparative Market Analysis (CMA) to help you set a competitive and attractive price. 

Should I stage my home?

 Staging can help buyers envision living in the space, making your home more appealing. While it’s not always necessary, it can result in a faster sale at a higher price. I can provide guidance on staging options, whether it's DIY or professional staging.

How will you market my home?

 I use a comprehensive marketing strategy, including professional photography, online listings, social media, and traditional methods like open houses. We’ll create a customized plan to reach the most potential buyers base on your specific circumstances.

How long will it take to sell my home?

The timeline depends on factors like market conditions, your asking price, and the property's location. Homes typically sell faster in a seller’s market (low inventory), but I will work with you to optimize your listing and marketing for the quickest possible sale. 

What if my home doesn’t sell in the expected time frame?

If your home isn’t selling as quickly as anticipated, we’ll reassess the pricing, marketing strategy, or make minor adjustments to make it more attractive to buyers. 

Do I need to be present during showings?

 It's typically best for sellers to be away during showings, allowing potential buyers to feel comfortable exploring the home. 

What happens if I receive multiple offers?

 Multiple offers are a great situation! I will help you evaluate each offer's strengths, considering factors such as price, contingencies, and buyer financing, to select the best one.

What is a contingency?

 A contingency is a condition that must be met for the sale to proceed, such as the buyer securing financing or the home passing an inspection. I’ll help you navigate any contingencies to ensure a smooth transaction. 

What do I need to do to prepare for a home inspection?

It’s a good idea to address any obvious issues, such as leaky faucets, electrical problems, or broken fixtures. I can also provide a pre-inspection checklist to help you prepare.
